Letting your property can sometimes be a daunting task, made more difficult by the number of agencies and services to choose from.
At Elkay Properties, our strength lies in listening to your needs and in our flexibility to tailor any service that we have to meet your requirements. We offer a free valuation service that is always based on current market sentiments, through this we aim to provide the Landlord with a true picture of the projected rental income and estimated duration of the letting process.
If you wish to let a property in our area, our experienced negotiator will visit and value your property for you. Once agreed on a suitable service package of your choice, our terms and conditions of business are confirmed. This is followed by advertising your property on our prominent front window display which attracts a large audience in the Old Street area and in the appropriate property publications.
Our service packages include:
- Letting Only - an Introduction Only service
- Management package - which includes the full management of your property
- Golden package - which includes the full management of your property offered with an insurance scheme that protects rental income on your property
- 3 year Guaranteed Lease Scheme - which guarantees your rental income for the duration of your agreement
As your nominated Agency we will advise you on the implications of the various tenancy agreements, notices and all safety regulations including fire & furnishings, gas and electrical.
Elkay Properties believe that there are no shortcuts when letting a property and pride themselves on their thorough reference checking procedures and can include an independent vetting agency.
All viewings are accompanied by a negotiator, and any occupants of the
premises will be notified in advance. In addition we will negotiate the
rental offer and any specific requests that may include break clauses,
renewals or extensions. We will undertake the changing of utilities and
services if required, preparation of the inventory and checking in and
out of the tenants. All properties are inspected twice a year to ensure
that it is maintained in the best manner possible. For management services,
we offer the exclusive use of our experienced handyman, CORGI registered
engineer and cleaners at very reasonable prices.
